From Horses to Homes: The Reinvention of Beulah Park

Grove City’s Beulah Park was once synonymous with the sound of galloping horses as people watched the racetrack with bated breath. It was a crowded source of money changing hands and entertainment. Frank Sinatra even visited. Eventually, the crowds moved on, the cheering quieted, and the site became dilapidated. 

Today, it’s found new life as the site of a nearly complete 220-acre development known as Beulah Park, which features approximately 1,000 homes and apartments, commercial space, and a 32-acre park. It’s located near the intersection of Beulah Way and Columbus Street.

The project saw the first hints of life back in 2016 when developer Falco, Smith & Kelley purchased the property.

Patrick Kelley, president of the company, had relationships with builders from Epcon, Pulte Homes, and Grove City Senior Living.

“I was able to pull all of them into the development,” Kelley said.

And in 2019, construction began.

Home, Sweet Homes

Pulte has been building 138 single-family homes; Epcon has constructed The Courtyards at Beulah Park featuring 112 patio home condominiums; Grove City Senior Living is responsible for 92 independent and assisted living suites in one building, along with 30 rental villas.The development will also feature The Paddock at Beulah Park, with 84 custom home lots. Meanwhile, Beulah Place comprises 384 apartments, along with a clubhouse and pool.

On top of all that, The Strand at Beulah features 66 rental townhomes with garages.

“We have the custom homes, which are the empty nesters,” Kelley said. “We have the Pulte Homes, which are younger families. We have assisted living, which is an older clientele.

“So we have that multi-generational living option, which is attractive because we found that some will have their parents in assisted living, and then they live in a home or one of the patio homes.”

Currently, work has been completed on Beulah Place, The Strand, 30 Villas, 110 condos from Epcon, the 92 independent and assisted living suites, and 224 single-family homes.

Features Galore

With a $12 investment from Grove City, Beulah Park will also include walking trails, pickleball courts, a playground, a pavilion, and a shelter house. An amphitheater is currently in the design stages.

While all of this was being developed, Grove City’s mayor reached out with a request: a new middle school.

“Beulah Park Middle School is located adjacent to Pulte’s section,” Kelley said.

In addition, OhioHealth has opened up a medical facility in the 17-acre commercial district along Southwest Boulevard.

The Final Touches

One of the final pieces of the development is Beulah Crossing, which will include two three-story buildings, with 40 smaller, urban-style apartments atop ground-floor retail space. 

Beulah Crossing buildings are located along Columbus Street at the entrance of Beulah Park, adjacent to the Town Center. Construction is set to start this fall as permit plans are finalized.

People in those apartments will live above restaurants, which will include covered patio areas. 

Negotiations are underway with two prominent restaurant users. This retail space will complement a recently-completed 15,000-square-foot center located at the Southwest corner of Southwest Boulevard and Columbus Street, adjacent to OhioHealth. 

There will also be The Shoppes At Beulah, featuring Clean Eatz (a grab-and-go option), Liberty Tavern, J Anthony Salon, and KKP Bakery. Other retailers will include J. Anthony’s Salon and FadeAesthetics.

While the Shoppes and Beulah Crossing are separate, they will complement each other, offering restaurants and retail for Beulah Park residents and the entire city.

A Hidden Gem

Josh Burns, an associate with Falco, Smith & Kelley is a resident of Beulah Park.

“It brings a freshness and newness to the west side of Grove City, where the historic town center and the old Beulah Addition are located,” Burns said. “I’m always taking clients down to Beulah Park for the retail. They’re like, ‘I had no idea this is here. It’s so nice, and it’s so close to downtown.’”
